Monaco borders with three towns: Cap d'Ail, Beausoleil, Roquebrune Cap Martin.
Proximity of Monaco makes all of those towns, very interesting places to live in French Riviera.

Cap d'Ail with its population of less than 5000 people, makes it the smallest of three towns mentioned.
It borders the district of La Colle in the Principality of Monaco, from West.
Modern Cap d'Ail is a modern seaside resort with a lively shopping district on the Basse Corniche and quiet, fashionable residential quarters. Many people who work in Monaco live here. Plage la Mala is prized by many day trippers from Monaco and Nice. Second known beach is Plage des Pissarelles.
The prises of villas range between €4 and €50 million.
Prices for the apartments range between €10 and €25 000 per sqm.

Located on a hillside above the city-state of Monaco, Beausoleil with its population of less than 14000 people, is surrounded by the Tête de Chien and Agel mountains. It is urbanistically contiguous with the principality and shares some streets, as the Boulevard de France, the Boulevard du Maréchal Leclerc, and the Avenue du Maréchal Foch. Its municipality borders with the Monégasque wards of Monte Carlo, Saint Roman, Saint Michel, Moneghetti and Les Révoires.
The commune is intertwined with Monaco. It functions to some extent as a bedroom community as many of its residents are employed in Monaco. The main part of the town consists of Belle Époque houses with ornate entrances. Attractions within Beausoleil include the Gustave Eiffel covered market, St Joseph's Sanctuary (a church with ornate stained-glass windows) and the Fontdivina Fountain and Wash House.
If You want to live in the place walking distance to Monaco, and do not want to pay extremely high prices in Monaco itself, than it is the place for You. Also, if You are a fun of new developments there are many newly build residences to choose from in Beausoleil.
The prises of villas range between €3 and €10 million.
Prices for the apartments range between €5 and €20 000 per sqm.

Roquebrune Cap Martin has a population of less than 13000 people, border with Monaco from East and North.
In pre-Roman times the area was settled by the Ligurians. Traces of their language can be still found in the local dialect. The commune (originally known as Roccabruna) was founded in 971 by Conrad I, count of Ventimiglia, in order to protect his western border.
Roquebrune-Cap-Martin has several districts: St. Roman, practically a suburb of Monaco (but not part of Monaco proper, as it does not lie within the borders of Monaco), the residential areas of Cabbé, Bon Voyage and Serret, Roquebrune with its perched village and château, the posh Cap Martin peninsula and the modern seaside resort of Carnolès, with its long pebble beach bordering Menton.
And again, the proximity of Monaco plus combination of calm and luxury (if You decide, for example, to buy a villa or apartment in peninsula 'Le Cap' itself) makes Roquebrune very exciting place to live.
The prises of villas range between €3 and €50 million.
Prices for the apartments range between €6 and €30 000 per sqm.

Menton, not bordering with Monaco, but located in close distance from it, on the border with Italy, I believe it's worth mentioning.
With its laid-back atmosphere and population of almost 30000 people, many of whom are Italians or having Italian roots, makes the town interesting option if You decide to buy a property in Côte d'Azur.
Menton hosts The Fête du Citron (Lemon Festival), which takes place every February. The carnival lasts a few days, with different bands passing through Menton's streets on foot or on truck trailers.
The prises of villas range between €1 and €6 million.
Prices for the apartments range between €5 and €15 000 per sqm.
